Before offering a home for rent in Warkworth, Snells Beach, Wellsford or the surrounding districts, build a property file and agree how the tenancy will be managed. These steps help turn an expected weekly rent into a workable plan.

1. Establish that the property is ready

Check the applicable building, health and safety requirements, working smoke alarms and Healthy Homes standards. Keep the relevant reports and tenancy statements. See Tenancy Services’ new-landlord guidance.

2. Write down the property-specific details

• Chattels, keys, remotes and appliance instructions.
• Parking, shared access, outdoor areas and boundaries.
• For tank-water properties, how the system operates and who to contact about faults.
• For onsite wastewater, the system’s instructions and maintenance records.
• Known maintenance requirements and any works planned before occupancy.

Do not leave these details to a verbal handover. Ask how they will be documented for the tenant and maintained through a change of property manager.

3. Compare income and costs

Ask for a rental appraisal supported by comparable evidence. Budget separately for vacancy, rates, insurance, management, repairs and larger replacements. A gross yield calculation does not show cash flow after finance and tax.

4. Agree the management service

Request the proposed agreement and fee schedule. Discuss tenant selection, rent administration, inspections, maintenance spending authority, owner reporting and the approach to urgent problems. Ask who your day-to-day contact will be.

5. Keep the tenancy records current

Retain the agreement, required statements, condition records, correspondence and repair history. Check the current rules when considering a rent change, pet request or notice; old templates can become outdated. Our pets guide links to the current consent process.
