Deciding whether to sell a Warkworth, coastal or lifestyle property is easier when you compare two concrete plans: selling after the preparation you need, and holding until a chosen later date.

Describe what the move needs to achieve

Write down your preferred location, space, accessibility, ongoing costs and timing. For a rental or holiday property, consider how it fits your plans and what owning it requires. Discuss the financial implications with your own advisers.

Build a selling-now plan

Obtain an appraisal with comparable sales, a preparation list and a complete selling budget. Ask what could affect the campaign timetable. If you intend to buy again, inspect realistic alternatives and check your funding before relying on an expected sale price.

Build a waiting plan

Choose a review date and record what you would do before then. Include holding costs, maintenance and any changes needed to make the property work for you. Waiting may give you useful preparation time, but it does not guarantee a higher price.

Compare the practical outcomes
