Five things to know before selling your home

Before putting a Warkworth home, a Snells Beach coastal property or a rural block on the market, settle these five decisions. They help turn a general intention to sell into a plan you can assess.

1. Know what your appraisal is based on

Ask to see recent comparable sales and how they differ from your property. Land area, improvements, condition and location can make two homes with the same bedroom count quite different. Separate sold evidence from asking prices and agree when your appraisal will be reviewed.

2. See the complete selling budget

Ask for commission and marketing costs in writing, including GST and when payment is due. Add your own preparation, legal and moving costs. Compare what each proposal includes and how the salesperson will report progress.

3. Choose preparation work deliberately

Identify repairs and information buyers are likely to ask about before spending on cosmetic changes. For coastal homes, consider weather exposure and access; for lifestyle blocks, assemble water, wastewater and land information. Our preparation checklist helps prioritise the work.

4. Agree the viewing and feedback routine

5. Plan your next move before accepting an offer
