How to sell a home

By Terrence Banks

By Terrence Banks. Updated 15 September 2026.

Selling a home involves decisions before the first photograph and work after an offer is accepted. Here is a practical sequence for owners in Warkworth, Snells Beach and the surrounding area.

Start with the outcome and timing

Explain why you are moving, when you hope to settle and whether another purchase depends on the sale. Ask for an appraisal supported by comparable sales, then discuss what could affect that assessment. An appraisal provides guidance; it does not promise a sale price.

Agree the campaign

Compare sale methods, the proposed marketing, viewing arrangements and the complete costs. Read the agency agreement and ask questions before signing. Decide how often you will review buyer feedback and which decisions will need your approval.

Prepare the property and its information

Prioritise useful repairs, presentation and clear access. Assemble available plans, consents and other property records with advice from your lawyer. Lifestyle properties may need additional information on boundaries, water and wastewater; coastal properties may raise questions about access, exposure and insurance. Use our selling preparation guide to plan the work.

Launch, listen and review

Check the proposed advertising for accuracy before launch. During the campaign, ask what enquiries and viewings reveal about price, presentation and buyer questions. Our team uses NurtureCloud for buyer matching, follow-up and campaign reporting. Agree any change to the campaign after considering the evidence and its cost.

Assess offers and prepare for settlement

Review the price, conditions, deposit and settlement date with your lawyer. Confirm what must happen before an agreement becomes unconditional and which tasks remain yours. Keep arrangements for moving, utilities, keys and any agreed work aligned with the contract.

Build a plan for your address
